Add on the default payments and the loan goes up to $ 223,000. The property, which is worth $ 310,000, sells for $ 275,000, and you're still making a profit of more than $ 52,000 just for helping someone out.

Loan modification is also known as streamlining or recasting, but it doesn't matter what you call it. Regardless of the name, it works. You can modify the loan, take control of the property for less than it's worth, and sell it for a huge profit without investing a single penny of your own money. When you do this, it gives you many more options and a lot more time to figure out what you're doing because you now have the time you need since the loan was brought current by the modification. You can take your time finding the right seller or deciding how you're going to handle the situation.

There are more ways to get involved with foreclosures with no money down, but this is probably one of the best ways to go about it. Whether the bank adds the payments to the end of the loan or to the current monthly payments, you'll be able to get it all caught up so that you don't have to pay out-of-pocket to bring the loan current before you can resell the property for a profit. There are many more ways to buy foreclosures, but this one is quite possibly one of the easiest and definitely the most affordable option for investors.
